North and Northwest Denver, Closest to Our Base
North and northwest Denver is the closest part of the city to our Westminster base, around ten minutes from the Berkeley and Regis neighborhoods by our estimate. This page covers that corner of Denver specifically, including Berkeley, Regis, Sunnyside, Highland, West Highland, Sloan's Lake, and Chaffee Park, not the whole city.
Many homes here are far older than anything in Westminster. Denver Water says homes built before 1951 are more likely to have lead service lines, and its Lead Reduction Program, which began in January 2020 as a 15-year effort, has been replacing them neighborhood by neighborhood across north Denver.
Denver Water, Lead Service Lines, and Who Owns the Pipe
Denver Water serves these neighborhoods, not a Westminster utility, and the customer owns the service line from the main to the home. That makes the utility's no-charge replacement program important to anyone with an older house, and it affects how we plan a repair near the meter.
Denver Water's guidance is that a leaking lead service line should be replaced in full with copper rather than patched, and the work needs permits from Denver Water and the local permit office. We coordinate that sequence instead of patching a line the utility would rather see replaced.
Sunnyside, Regis, Highland, and Berkeley
Sunnyside, Regis, Chaffee Park, and West Highland were among the first north Denver neighborhoods on the utility's service line replacement schedule, with Sloan's Lake, Highland, and the Federal Boulevard corridor following. After a service line is replaced, older interior plumbing sometimes shows its age, so a pressure check and a look at the main shutoff are a sensible follow-up.
Highland and Berkeley mix older houses with newer infill. The older houses often have cast iron or clay sewer laterals, and a camera inspection is the safest first step before any repair estimate.
Freeze-Thaw and Low Ground Near Sloan's Lake
North Denver shares the Front Range freeze-thaw cycle with the rest of our territory. Older homes with additions often have the most exposed supply lines, and a hard cold snap shows up first in uninsulated garages and crawl spaces.
The low ground around Sloan's Lake is worth a sump pump and drainage check before spring melt, especially for basements that have stayed damp in earlier seasons.
Where North Denver Fits in Our Coverage
Federal Heights, Sherrelwood, and Berkley are the small communities that sit between Westminster and the Denver line, which is why a north Denver call is a short drive for us and not a cross-metro trip. We do not claim every address in a city this size, and we say so on the phone.
Denver issues its own plumbing permits through the city, separate from Westminster, Adams County, or Jefferson County. We pull the right permit for the right jurisdiction.
All work in Denver follows the Colorado Plumbing Code (IPC) under DORA licensing, plus any Denver Water requirements for service line connections.
Denver ZIP Codes We Cover
We dispatch across every Denver ZIP code, including 80211, 80212, 80221, and pair that coverage with the specific service Denver calls for most: Repiping & Whole-Home Pipe Replacement. Emergency dispatch reaches all of these around the clock, plus the 80030 corridor just over the Denver line, since our coverage doesn't stop sharply at a city boundary. If you're in 80211 or 80221 and not sure whether we cover your block, call (303) 552-3896 and we'll confirm on the spot.
